Harris Evolution were appointed as the Principal Contractor to deliver a large refurbishment scheme at the on-campus student accommodation at Reading University. Various works were carried out on 15 student accommodation blocks during an 8-week period in the summer.

This was a complex and challenging project which required detailed planning and preparation. The logistics of the site had to be thoroughly assessed to ensure the sequence of works were executed correctly and delivered on time. Our Project Manager not only had to consider the distance of each building from the main site, but also how works would be coordinated in the blocks that were partially occupied.

Each cluster of student accommodation blocks had its own mini programme of works which were then assigned a dedicated Site Manager and broken down into phases. The unique requirements and scope of works for each building, had to be carefully managed so that multiple phases could be run in tandem.

A total of 148 bedrooms, 190 corridors and landings, 275 bathrooms and 85 kitchens were refreshed, including new flooring and full decorations. A further 67 bathrooms, and 41 kitchens were completely striped out and replaced.

This project also involved UoR Data improvements, lift refurbishments, external decorations, replacement of alarm systems, roof repairs, replacement of cold-water storage tanks in two buildings, M&E upgrades and pipework alterations.

As this project was undertaken during the COVID-19 pandemic, the team had to overcome many challenges to ensure works remained on budget and on time.

Not only were extra safety measures put in place, but extra labour was brought in so that multiple phases could run simultaneously to facilitate adequate social distancing. Management was also increased on this project so that the transitions between each stage of works could flow seamlessly.

Local labour was used throughout this project providing temporary job opportunities in the surrounding area. Local suppliers and subcontractors were also used wherever possible, providing an economic benefit to the local area.

Out of the 71 tons of waste that was removed from site, 99% was recycled through Batman Skips. Water-based paints were also used as a greener alternative to oil-based paints.
