Harris Evolution were appointed as the Main Contractor for an extensive refurbishment of 12 student blocks in Hull. The redevelopment was carried out over five phases to ensure the buildings remained open and operational, with all works completed during the summer period.
Throughout the phases of this challenging programme, Harris Evolution performed the role of Principal Contractor acting as the Project Manager and Site Manager while the clients design team provided interior proposals and developed scheme specifications and drawings.
A total of 216 bedrooms have been refurbished, together with 282 bathrooms, 24 kitchens, 33 corridors and stairwells. The last two phases of this scheme were completed during the COVID-19 pandemic. As a result, the team had to overcome many challenges to ensure works remained on budget and on time.
Not only were extra safety measures put in place, but the program of works was also adjusted to reduce the number of people on site. Our Project Managers also took additional steps in the planning stages of each phase to mitigating any supply chain risks caused the COVID-19 pandemic and the UK’s exit from the EU.

We believe in supporting the local communities in the areas which our developments are located which is why only local labour was used to resource each stage of this project. Local suppliers and subcontractors where also used wherever possible, providing an economic boost to the local area.
Not only has this project provided temporary job opportunities but also a permanent role for one of the local labourer’s within the clients team.
Elements of this refurbishment scheme formed part of the client’s wider energy waste reduction plan and was incorporated within the scheme specifications by the client’s design team. The existing incandescent lights were replaced with LED and the heating systems in some of the buildings were improved to reduce carbon emissions.
Additional measures were put in place to reduce environmental degradation during each phase of this project. We worked with reputable waste management companies that aimed to recycle most of the waste produced on site and water waste from was carefully managed to minimise pollution. Water-based paints were also used throughout this project as a greener alternative to oil-based paints.
