Appointed as the principal contractor, Harris Evolution was tasked with delivering the extensive refurbishment and conversion of Princes House, a former Department of Work and Pensions office building in the heart of Dorchester. Spread across three floors with a basement, the team transformed the site into a vibrant mixed-use development featuring 35 high-quality residential flats and upgraded retail spaces at ground level.

Working from the client’s design brief and specifications, we managed and executed all construction phases. Internally, we created a mix of one- and two-bedroom apartments, carrying out full strip-out works followed by installation of modern kitchens and 35 bathrooms. We installed new luxury vinyl tile (LVT) flooring and ensured all communal and private spaces were finished to a high standard. A major structural package was delivered involving the demolition of internal walls and installation of new steel supports to accommodate the revised layouts.

The basement was completely refurbished, including the addition of a secure cycle store to meet the needs of residents. Externally, we oversaw the replacement of the existing roof, installation of new double-glazed windows, and remedial improvements to the retail frontage. Our team also realigned and resurfaced the car park, introduced a new security barrier system, constructed a new bin storage facility, and completed essential power and utility upgrades.

One of the key objectives was improving the building’s energy performance. Through our work we helped the building achieve a significant upgrade from an F to a C energy rating. This was accomplished by delivering measures including cavity wall insulation, installation of high-performance electric storage heaters, LED lighting upgrades, and thermal roof insulation. As principal contractor, we ensured that all fire safety and drainage works were delivered in full compliance with current regulations.

Throughout the project we championed local supply chains, sourcing labour and materials from Dorchester wherever possible. We collaborated closely with local kitchen suppliers, tiling contractors, and other trades. We also partnered with Bateman Skips to manage waste responsibly.

The Princes House refurbishment presented multiple challenges, from structural complexities to working within the constraints of an occupied urban environment. However, our strong project management and collaborative approach ensured the works were completed safely, efficiently, and to a high standard. The completed building now provides modern, compliant, and energy-efficient accommodation alongside rejuvenated retail units, ready for the client to lease to new tenants.
