Woodlands Court is a purpose-built supported living service in Caterham, Surrey, offering care for up to 36 adults with complex physical and cognitive needs. The facility features 26 self-contained one- and two-bedroom flats across four floors, each designed to promote independence while ensuring a safe and comfortable living environment.

We were appointed by Active Care to deliver the conversion of two vacant flats into four modern supported living units. The original units, required a complete strip-out and full refurbishment to bring them up to the standards required for new occupants with a range of disabilities.

The project began with the internal demolition and reconfiguration of the two flats into four self-contained units. One of the key challenges was addressing the original underfloor heating system, which had deteriorated significantly during the vacancy period. We removed the system entirely and installed efficient electric panel heaters throughout to provide reliable, low-maintenance heating.

Our scope of work included installing new kitchens, replacing all doors, upgrading flooring throughout, and fitting new fibre-optic infrastructure to support connectivity for residents and care staff. Wet rooms were refreshed with wider door frames and updated fixtures to improve accessibility. While full DDA compliance was not required for these units, we incorporated essential mobility-friendly features such as rise-and-fall hobs and sinks, and lowered kitchen counters to improve independence and usability.

Working within a live care environment required a careful and sensitive approach. Our site manager—chosen for their extensive experience in care-based settings—was instrumental in coordinating with staff and residents. They ensured open communication throughout the project, managing expectations and minimising disruption by planning noisy or intrusive work during appropriate times of day.

Delivered in just five weeks, the project was completed on schedule and to a high standard. The newly converted flats now provide clean, functional, and thoughtfully adapted spaces that reflect Active Care’s commitment to providing high-quality accommodation for people with complex support needs. This refurbishment has added four much-needed supported living homes to the site, helping meet growing demand within the local community.
