iQ Fletcher House, a stylish converted warehouse in the heart of Manchester city centre, underwent a comprehensive refurbishment to enhance its appeal and functionality for postgraduate students. This residential building features 41 apartments, including 32 one-bedroom and 9 two-bedroom units across four floors.
The refurbishment aimed to provide iQ Fletcher House with a fresh and modern look, improving aesthetics and comfort. Updates included new flooring, painting, furniture, and cabinetry in preparation for the academic year 24/25. The building is known for its character, including architecturally significant arched windows and classic brickwork, and benefited from a thoughtful renovation that respected its heritage while introducing contemporary amenities.

As the Principal Contractor, Harris Evolution ensured each apartment was meticulously upgraded for a more luxurious living experience. Bedrooms received a complete overhaul with new furniture, lighting, and decorative elements. Kitchens were enhanced with new splash backs, electricals, worktops, taps, sinks, and microwaves. Living areas were updated with new lighting, flooring, and decor to create inviting communal spaces. Bathrooms also were refreshed with new flooring, sanitary ware, and modern shower screens.
Harris Evolution successfully completed this project within the 8 week summer period, transforming iQ Fletcher House into high-end accommodation for postgraduates. This refurbishment not only modernises the living spaces but also preserves the building’s unique architectural identity.
